Final Confession

I admit, it has been almost a month since my last confession....Hang on, wrong forum.....

I've been busy the last few weeks getting my house in order, working day and night, rain and shine, snow and pestilence..... ok, there wasn't a lot of snow, but I've been working really hard the last few weeks and now the end is so close.

I took a photo a few days ago of what the back yard is looking like now, there is hardly any work left to do, just a small garden bed to plant out and then its all done.

Let me know what you think, and of course praise on my hard work is always most welcome...

Back Garden Progresses

Today I've been working on the back yard again. As I had run out of timber yesterday, I spent some time digging out a load of soil in preparation for a set of steps. So once the timber arrived (4pm) I managed to finish off the steps finally!!

Of course there are a couple of things that I did wrong, but I really dont think that you would notice, and as long as they are functional, and dont fall apart when people use them, then all is good :)

Using up the last of the timber off cuts, I started with the side wall:

Muddy garden

Continuing the progress on the back yard I had to contend with a little mud in the back yard today. After having a lot of rain yesterday, I still had a bunch of posts to concrete in, and fortunately, the mud didnt stop me. So now, all the posts are in the ground and I'm waiting for more timber to arrive to complete the walls.

Slowly The Garden Grows

With the front garden now complete, I've been noticing things starting to happen to the plants! The roses are flowering, and the weeping cherry has started to grow leaves! It's all very exciting, and makes me feel that my green thumbs are not so black as I first thought!

Front Garden

Well I've been a little quiet lately, thats mostly because my 'holiday' has finished, and I am now working again... It's not all bad, I've actually made some good progress on the front of the house as the picture shows! I've still a lot of work to do on the back yard, but at least the front is looking good.

There is 155sqm of grass out the front, thank goodness I got the slow growing type or I'd be out there all summer mowing!

Walls are retaining

After a couple more days of hard work, I now have the retaining wall at the front of the house all complete. Also managed to complete the wall to the north side of the house.

Next week I am hoping I'll have the turf come in and I can get to work on some planting.

Then its on to the back yard....

Hard Work

The last two days I've been working away on the front entry of the house . The plan was to build a new set of steps and a small deck at the front door, along with a retaining wall for the garden. Judge for yourself on how well things have gone from the photos...

And many thanks to Darren for moving 20 tonne of dirt around in the front yard ready for the next part of the wall.

More on the house

There are many things that I am working on while on holiday, and none more important than shopping :) I've bought many new toys over the last couple of weeks, getting the house into a more comfortable configuration.

First purchase was a new TV for upstairs, following by a lounge suite for the theatre room (which is three months away from delivery!). Also purchased was a new dinning setting and a large ice/water dispensing fridge :)

I'm Flooring

I haven't made too many updates here for the house recently. Needless to say that is because I have been very busy working on the place! The current activities are getting the floating laminate floor laid in the areas that are not having carpet.

So far I have completed The Study, The Hall, The Entry way. Next is to do the family room and kitchen. I'm very happy how the work has come up, and with only the edges to finish off in the areas I've done so far, its looking like a real professional job!

What a difference a week makes

Well I have now 'officially' been in the new house for a week. During that time there has been a huge change in my surrounding, through lots of hard work by me and some other significants!

Firstly of course, my furniture is now in! Thanks to Darren and Greg, and of course the carpet layers that got my upstairs looking and feeling like a home.

Its Official

April 20, 2005

I've finally been issued an "Interim Occupancy Report" for the new house. So I can now officially move in!!

The report states that I must complete the driveway and earthworks in the next three months. Although I was also told that if things are not completed by then, an extension is usually issued.

And hopefully by the time I get home tonight, at least all of upstairs will have carpet! So I can finally get my bed together and stop sleeping on the floor!

New House Photo

I've finally managed to get hold of a photo of the new house, without all the tradesman from next door in the shot! So here is my new house...

Plans for the coming week are still coming together, but it is going to be a busy time!

Sat - Moving all the big stuff into the garage
Mon - Installation of Appliances
Tues - Possibly Carpet laying
Wed - Council inspection - approval to move in hopefully
Thur - Excavators do the yard work
Fri - Excavators complete the yard work

Also need to get the electrical guys in to go through the smart wiring for me. Get the airconditioning condensor installed. Do a bunch of work around the place including laying the timber flooring in hall, family and kitchen.

So very busy!

THE KEYS THE KEYS

Well I picked up the keys this morning, on schedule at 8am from the building supervisor.

Everything looks in order, so now I have to start the busy process of getting things organised for moving in.

Today I'll meet the carpeters. Next monday will be the appliances. Also need to get council approval to move in, and some electricians in to finish the smart wiring, so I can get the phone running! Oh and of course top priority is to get an antenna installed so I can watch the GP next weekend!

Some pictures to come shortly, once I've had time to get the camera out, and also install some light bulbs!

Eagerly Anticipating Monday

With last week behind us, I am now eagerly anticipating Monday Morning.

Of course, a couple of weeks ago, Monday 11th April was the tentative date I was given to get hold of the keys to my new house. Well after much running around, much frustration, and stern words, the bank finally got things sorted out for me on Friday, and I have the final cheque in my hands ready to complete exchange as planned!

I have a meeting organised for 8am with the building supervisor, and then the house is mine :)

I then have a very busy couple of weeks with getting things organised, and moving in.

House walk through

Today I got to walk around the new place with my builder to do the final check before hand over. Well everything looked pretty good to me! There are some paint touch ups which are needed, plus a little work on the kitchen, but nothing that is going to stop the hand over next monday!

Once moved in, I then need to organise to have the kitchen appliances and water heater installed. Also organising of the floor coverings needs to occur, and finishing the air conditioning and network wiring! So lots of things still to do, but all after I get to move in :)

I also gave notice on my current rental, so I need to be out of here by 24th April!

MY FIRST DATE

Yes, finally the builder has given me a date!

We have planned a walk through on April 4th, with a potential hand over date of April 11th!! Whoooohoooo!!

We also got to take a walk around yesterday while the painter was there, we had to twise his arm to let us in ;) The place looks great. They still have the electrical work to finish, but the bathrooms are tiled, walls painted and its all looking good!

Tiles Tiles Tiles

Its been very difficult to take pictures of the house progress for a while, since the house is locked up, and its hard to peer in through the windows! But I did get a call from the builder this morning to tell me that the tiling has started for the bathrooms and kitchen. Should take 3-4 days he said, and if I want to go have a look, just to give him a call!

Unfortunately, he's not planning on working the weekend so its going to be tough to check out his work! At least there is still progress :)

Kitchen surprise

After footy last night, Darren and I went down to the house to check on progress, and the state of the front door. Well, the door was locked so there was no getting inside. But from the outside we got to see a bunch of new stuff!

First of all, the garage doors had been installed. Jet black, and very ominous looking! I'm not too sure why there were no door handles on them though, perhaps they are going to install automatic doors for me free of charge ;)

Secondly, when we got around the back of the house, we found that the Kitchen had also been installed!! Only took them a day which was great, and what we could see though the window looked excellent!

Stairway to heaven

Ok so I thought I was being locked out of the house, but for some reason, on the day that the builders asked for another $43k, they also left open the front door :)

So I took a stroll through the new place and they have now got the stairs in, and most of the cornice. Also all of the internal doors are hung, including the cavity doors to screen out the movie room :)

They have also installed the spare room under the stairs that can be used for any misbehaving children that might be in the house!

Locked Out

Well it was going to happen eventually. And I'm kind of glad it has! They have got all the external doors onto the house, and so I am now locked out!! And with a penalty of $5000 for stepping onto the building site, breaking a window to get in is not something I am going to be doing in a hurry ;)

But its looking good, and with a coat of paint and the garage doors installed, the outside is almost finished ;)

Still waiting for the electrical work to be completed and the gyprock to be finished off, but it looks like things are moving along...

The house has walls

After a busy week at the house, the builders have managed to get the internal walls pretty much complete. There are still the conrices and skirts to go in, but its really feeling like a house now.

I would hope to see the rest of this complete over the next week, followed by some painting done.

More House Wiring

One of the 'extras' I got with the house package was a smart wiring installation. That gave me eight network/phone ports and 4 TV points. All of this is wired back to a distribution frame in an upstairs cupboard. Well they finally got that complete today, and NOW I think they are ready for the internal walls to be installed!!

While I was there today, I did notice that the laundry tub and bath tub that had been sitting inside, had dissapeared? I hope this is because the builder realised that it was a stupid place to leave them, and not that somone has just scored some new stuff!

Electrical Wiring

Well after a long lay off, it finally looks like things are moving along again. I've just checked out the house and the electrical contractors have been in a wired up the house!

Most of it looked ok to me, but it appears that they havent yet done the smart wiring, which includes the phone, network and TV wiring. Hopefully they get that all installed before the gyproc guys come in!

The house progresses

After a very long lay off over christmas, there has finally been a little movement in the house. This week they have finished off the roof over the garage, and I have been informed that the electrician will be coming in next week to comlete the rough in of the electricals. Then with any luck, the following week will see the internal walls completed!

Its a home

Looking more and more like a home every day! They took down the scaffolding today so that you can actually see the whole house. Still got the garage roof to complete, but you can see things are taking shape now. I'm not expecting too much more before xmas, but the next thing to be completed is the electrical work and then the gyprock.

Slowly Slowly

Well after several days of very little, there has finally been some more progress on the site. The roof tiles have now been delivered, along with battens and other material required to get the roof complete.

The next door house has now had the roof completed, so I am hoping that the tilers will be able to get mine done by the end of the week.

Front Entry

Some good progress now, and all the brick work appears to be complete. Even the front entry section is done and the bagged finish has been applied. Hopefully next week they will get the roof done. Next doors roof took about two days to complete, so I wouldn't expect them to have much trouble doing mine in a week!

Scaffolding

This past week has been a little slow on progress. I think they builders were waiting for a certificate for the scaffolding before they could use it. But by Thursday they were back at it. The brick work is now up past the bottom of the upstairs windwows, so is looking more complete everyday :)

I had a wander around inside yesterday, and its amazing how much smaller everything looks and feels once there are solid walls around you! Suddenly I'm thinking the house may not be big enough ;)

I am hoping that the brick work will complete this week, with the tiles going up next week. The builder will want to minimise the amount of time that they have the scaffolding up, so I expect to see them mving pretty quickly.

Even in the rain, the brickies keep on going. Today they managed to get the intricate work done around the front of the garage. So now its pretty much all bricked up to the level of the ground floor.

Bricks n mortar

Good to see the brickies work just as quickly as the chippies. The bricks have started, and the house is now starting to look much more like something that I'll be able to live in.

The colour of the bricks is a little lighter than I had expected, but still, they look great :)

A Room with a view

After driving past first thing this morning, I spent all day trying to work out what the huge crane was doing on the building site. So after work, and after netball I took a drive by to check things out.

I should have realised, that they were actually installing the windows. The windows had been sitting on the garage floor all weekend, and today they installed every one! Thats a lot of windows! They also got started on some of the door frames. They got the front door and the laundry door frames in, which I guess is in preparation for starting on the brick work later this week :)

Tile Selection

What I think is the final time I need to travel to Blacktown for selections, has finaly been completed. After being convinced that the meeting would take a couple of hours, I made the four hour round trip to the Clarendon office yesterday. All that was required was to select tiles for the bathroom and kitchen. And of course being a single person who can quickly make a decision, I broke their record for speed of choice! I was in the office for only 15 minutes :(

And for a change, I didn't exceed the budget that I had, so there will be no additional charges!

I have selected a bone coloured main tile for the bathroom, with a dark grey tile for the floor. I also get a matching edge tile which will match the grey colour. The kitchen is a very similar main tile colour with another grey edge tile which matches the bench tops.

Frame it Up

Well after having some money issues this past week, I was pleasantly surprised to see the ground floor frame erected today! Its all looking good except for the very short doorway between house and garage. It appears they forgot that the floor of the garage was 2 feet lower than the rest of the house!

Big Offsite Week

Well a lot of action this week, but off the building site unfortunately.

A further progress payment was due, and on the due date, the bank decided to tell me that they will not make any further payments until I have found the additional $20,000 required to make up the mortgage/cost shortfall. I knew this amount was required, but had discussed with the builder to pay this at the end. But as the banks do oh so often, they decided that it needed to be paid up front. If they had told me this 5 months ago when the shortfall was identified, things would have been different!!!

Of course my next problem is, what happens when the cost of the house goes up again? Like it did this week when I did the electrical plans. An increase of another $3,000 is likely, so will the bank hold payment AGAIN until that amount is paid?? Its no wonder that the banks in Australia are among the most profitable businesses in the country!

Well after all that, a little action did happen on the block. They managed to get the plumbing hooked up to the mains. And then on Saturday (yes the weekend) they delivered the first parts of the framework.

Electrical Decisions

Everytime I visit the builder, the total cost of building keeps increasing!

Today I had to work out all the electrical decisions. Including phone, power points, lights, TV, etc. etc. And of course the standard allowance is never quite enough to cover all of the average persons needs!

So I had to add another nine double powerpoints, another 8 light points, and include a basic smart wire package for phone, tv, and data points with a price tag of $2000!!

And then on top of that, they wanted $285 to wire up my video projector, or for me to get a quote from Sturmans. Well I know that Sturmans are likely to charge charge me $200 just for the quote!! So I had to take that too.

Still waiting for the bottom line price, but I am expecting this to add another $3000-$3500 :(

Theres a Slab!

Yep, the slab is done. So I'm expecting things to slow down for a while. Next activity will be to get the frame in place, and that has yet to be delivered so far.

No Slab Today

Well although it looked like I was going to get a slab pour today, it didn't happen. The neighbours slab got poured ok, and looks good! But I think they still had a few things that needed to be finished off on my block before the pour. So hopefully tomorrow.

Formwork Complete

Making very quick progress on the early stages of the house, I guess thats because they are expecting another payment as soon as the slab is down! Now they have managed to complete the ground floor plumbing and all the work required prior to pouring the slab. I am assuming that they intend to pour the slab in conjunction with next door, as it is also ready for the pour.

One concern I have is a storm water drain pipe which has been cut through at the back of the cut, and after the rain on the weekend, it is obvious that the drain is still functional! The back corner of the cut area is a boggy mess. Will have to check with the builder on this and see what they intend to do about it.

Footings Are In

Yesterdays activities included drilling and setting the footings. Hopefully this is ready for the formwork and laying of the slab later this week. With the rain we had on the weekend, the block got a little dug up and boggy, but no doubt that will dry out pretty quickly.

Building a foundation

It has taken a long long time to get this far, but there has finally been excavation work happening on the block! I was expecting to be informed by the builder before this happened so that I could coordinate the excavation of more area to assist in landscaping. But as I have found out, what the builder says and what they do is quite often different! When I drove past last night, all the excavation was complete and the equipment all packed up and ready to go. I did managed to meet the guy who did the work and got his number for him to work on it later at least. He also said that looking at my plans, there is plenty of room to get an excavator down the side of the block at a later date.

Next week I'm hoping they will get the form work set for the slab and hopefully pour that too.

I've also been asked to work on the ceramic tile selections, and work on the electrical requirements now.

Finally some action!

Well after months and months of work, the first action on the block has finally happened! Not a lot to speak of, but something!! They've put up a sediment control fence and a nice big Clarendon Homes sign!

The neighbours are also building a Clarendon Home. And I guess they are just a little ahead of me at this stage as they have had the first of the earthworks completed.

Council Approved!!

Finally, after many many weeks, and several modifications later, the council have finally agreed that my new house meets their stringent guidlines!! But of course, any approval needs its caveats, and they have insisted on an additional survey be made of the level of the garage floor to make sure that it does not deviate from the approved plans. And of course, that means a little more money!

Last thing to do was to provide the builder with a letter from the bank saying the money is available for the construction phase. But of course, since there has been so many additions, the money approved was $20,000 less than the builder is asking! So I pulled out the lucky nortel share statement to provide evidence of the remaining funds. Now all I have to do is work a little harder to get the share price up higher!

Small Garage

Well who said approval of a standard project home was going to be easy! Apparently, the council has decided to change the regulations governing the number of allocated parking spaces, and size of garages. And it turns out that my garage is 13cm too narrow to house two cars!

So yes, its back to the planning department for some updates! And yes, some more money.

House Plans Submitted

On the same day that the land settlement went through, Clarendon sent
the house plans off to council. They informed me today that typically it
takes about 6-8 weeks for approval, but Shellharbour council have been
getting it done quicker than this. So fingers crossed things could be
getting underway soon!

Finally Im A Land Owner

Well, after four very long months, blood, sweat and tears, I got the call from my solicitor five minutes ago to let me know that I am the proud owner of a 600sqm patch of dirt!

Officially, it is number 52 Hicks Terrace, Shell Cove. But please don't send any mail to that adress just yet, as it is still going to three months before building starts, and another six months of build time!!

I should probably organise a little get together on the block some time in the future, bit of a drink, bit of a BBQ, something like that. I'll keep you all posted.

Verbal Confirmation

Fianlly got some good news from the land agent. He has received verbal confirmation that the land is now registered with council. This means we can finalise the land contract exchange, then get plans into council.

Unofrtunately, although the builder told me two weeks ago they had sent plans to shell cove realty, they never received any. So I will drop some in on the weekend so that they can approve the house style before going to council.

Contract Exchange

May 11, 2004

Contracts are finally exchanged for the land!! Still going to be 4-5 weeks though before the settlement. Also spoke to builder, and they cant submit plans to council (which are actually ready as I received them today) until the land is settled, or I have at least got a settlement date.

Solicitor says cant produce a letter at this stage, not until the lots are registered with council.

Deposit Paid

Today I paid the remaining portion of the land deposit, $19,000. The land is still waiting to be registered with Council, and is expected to take another 2 weeks to complete. Then it will be another 3 weeks before our contracts are settled! So finalising the land is expected to take until middle of june! So much for trying to get this whole process happening quickly so I could move in before end of July!

Day Of Colour

Spent the day in Sydney going through the internal colours required for the house, and the bricks, tiles, gutters etc. outside. Upgrading a few of the standard fittings, including the doors, and water heater has cost me another $4,000! Oh well, got to have the best.

Contract Signing

Fixed price tender finally put together, so I spent another couple of hours at Your Homes going through the contract and signing about 200 pages of documentation!

Got some conflicting information now about wiring up my home theatre room. Initially I was told there would be no problem me going in and doing this work with a contractor, as long as I informed the building manager. But NOW I've been told under no circumstances should I employ any other contractors to work on site, failure to comply to this would incur a fine of several thousand dollars!!

So to get any custom wiring done, I have to use their one and only contractor, Sturmans Electronics!!

Tender Review

March 19, 2004

Spent the afternoon at Clarendon homes reviewing the tender for the house building. Made a few changes which usually require an update and re-review, but I short circuited that and got them to just draw the contract up directly. They say that this will cut our a couple of weeks, and I am under a bit of a restricted time frame so it was a good idea.

Although notice how long it has taken so far, and I've basically gotten nowhere!

Land Sold!

The SOLD sign has finally been put up on the block of land!! Still all the contract exchange to go, and I have no idea how long that takes so I guess they are a little premature, but it still warranted an entry in my journal!

Deposit

Paid appropriate deposit for the land as I have now had verbal ok for the mortgage approval. Still plenty of paper work to do, but at least they say all should be ok. Not too happy with the mortgage broker yet though, they seem to need a lot of chasing up!

Buy Buy Buy

Finally decided that it was time I put my money into building my own home, rather than paying rent to others. This website is the journal of my experience!

First of all I went and selected a piece of land and a home to build. I managed to get this all completed in just one weekend!

The land is in Shell Cove, and the house is a clarendon home, the Ballina 36 with the Verona facade.
